During the first two months of 2024, 103 Luxury Homes sold in Fairfax County at prices ranging from the luxury threshold for the county of $1.4 million to a high of $14.75 million. Those sales represent a 37% increase when compared with the first two months of 2023.
One might assume the surge in high-end sales was largely attributable to the double-digit increase in prices over the last year in the county as a whole, yet that proved not to be the case. A year-over-year comparison of median sales price in the luxury home market showed it remaining steady at $1.8 million.
McLean, with 32 luxury sales, accounted for nearly one-third of the total, followed by Vienna (19 sales) and Great Falls (15 sales). Of the 25 homes that garnered the highest sales prices, 21 were located in either McLean or Great Falls. The top 25 were split evenly between resale (13) and new construction (12).
The Top Five Properties
Built in 2000, 9351 Cornwell Farm Drive in Great Falls topped the list at $14.75 million.
Known as the Wildersmoor House, this Georgian style home has 24,500 square feet of finished floor space on three levels. The home features eight bedrooms, eleven full bathrooms, and five half-bath situated on 17.3 acres. The home was listed and sold by TTR Sotheby’s International Realty of Washington, D.C. According to the brokerage, the sales price represents the highest ever recorded in Great Falls.
A distant second was 6538 Sothoron Road in McLean, selling for $10.1 million. Almost the polar opposite of the Wildersmoor House, the home is of a very contemporary design by Foster-Zimmerman Architects built of masonry and stone and completed in late 2023. At just under 11,000 finished square feet, the home has six bedrooms, seven full bathrooms and three half baths.
The third most expensive sale, 906 Turkey Run Road in Mclean, sold for cash within three days of listing for $8.025 million. Built in 2012, this Modern Mediterranean home has a stucco exterior and tile roof. With roughly 9,000 square feet of finished floor space, the home features five bedrooms, five full and three half baths. A portico
stretching from the side of the home leads to a detached 3-car garage.
Next on the list was 1849 Massachusetts Avenue in McLean, which sold for $4.97 million. Built in 2023 by Tricrest Homes of McLean, this Contemporary home has roughly 9,600 finished square feet with seven bedrooms, seven full and two half bathrooms.
Rounding out the top five sales was an Alexandria Colonial, 8104 East Boulevard Drive, which sold for $4.825 million. Christine Kelly of Crafted Architecture designed this 9,000 square foot home built in 2021 with six bedrooms, five full bathrooms, and two half baths. It is the only home in the top 18 sales located outside of either McLean or Great Falls.
